Default having been made in the terms, conditions and payments provided for in a Deed of Trust executed by Stacy Morris and wife, Jennifer Morris to Mark A. Williams, Manchester, Tennessee, Trustee, dated August 24, 2011 and of record in Trust Deed Book 838, page 148, Register's Office of Coffee County, Tennessee, to secure the indebtedness therein described, and
The Note and Deed of Trust having been assigned to Southern Custom Building, LLC, by Assignment of Note and Deed of Trust, dated March 5, 2018, and recorded in Trust Deed Book 1012, page 20, Register's Office of Coffee County, Tennessee, and
The original Trustee being unable to serve, and the holder of the indebtedness having exercised the authority given it in the Deed of Trust, nominated and appointed Shawn C. Trail, Attorney, to serve as Substitute Trustee (TDB 1017/99), and
The holder of said indebtedness having demanded payment, which is past due and unpaid and said payment not having been made; and holder having giving required notices pursuant to T.C.A. 35-5-101, and
Now, therefore, I, Shawn C. Trail, Attorney, Substitute Trustee, having been directed to do so by the owner of said indebtedness and by virtue of the power and authority vested in the Trustee in said Deed of Trust will on the 25th day of July, 2018, at 11:30 A.M. at the south door of the Courthouse in Manchester, Coffee County, Tennessee, sell to the highest bidder for cash, free from the equity and statutory rights of redemption and subject to all matters shown on any recorded plan; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey might disclose, the following described property located in the First Civil District of Coffee County, Tennessee:
Being a part of Lot Number Twenty-Seven (27), Block "A" of the Aydelott Addition of the City of Manchester, as same appears of record in Plat Cabinet Envelope 1A, Register's Office of Coffee County, Tennessee, and being more particularly described as follows:
Beginning at a stake in the east margin of West View Street, the point of beginning being located 100 feet north of the northerly margin of High Street; as the same intersects with High Street; thence from said point of beginning along the east margin of West View Street North 5 deg. 00 min. East 112 feet to an iron pin; thence South 5 deg. 00 min. West 112 feet to a point; thence North 85 deg. 00 min. West 75 feet to the point of beginning. See Warranty Deed Book 344, Page 961.
And being the same property conveyed to Stacy Morris and wife, Jennifer Morris, by Warranty Deed from Gerald A. Cramer, dated August 24, 2011 and recorded on August 25, 2011 at 2:50 P.M. in Warranty Deed Book 344, page 961, Register's Office of Coffee County, Tennessee.
This property is located at 306 Westview Street, Manchester, Tennessee, and shown as Map 075D, Group B, Ctrl. Map 076A, Parcel 021.00 in the Property Assessor's Office of Coffee County, Tennessee.
The right is reserved to adjourn the day of the sale to another day and time certain without further publication and in accordance with the law upon announcement on the day and time and place of sale as set forth above.
