WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated July 25, 1997, and the Deed of Trust of even date securing the same, recorded July 29, 1997, in Book No. T406, at Page 175, and modified on September 6, 2016, In Book No. T734, At Page 175 in Office of the Register of Deeds for Coffee County, Tennessee, executed by James M Foote, Jr, conveying certain property therein described to B. Jo Atwood as Trustee for Mortgage Acceptance Corporation; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by MidFirst Bank.

A certain tract or parcel of land located in the 8th Civil District of Coffee County, Tennessee, bounded and described as follows, to-wit: Beginning at an old iron pin at the southeast corner of Perry (192-845) and the northwest corner of the Tract herein described, said point being located 300 feet from the centerline of Vickers Lane and in the margin of Dean's Shop Road; thence South 61 degrees 37 minutes 30 seconds East 274.60 feet to a metal post, said Post being the Northeast corner of the Tract herein described and the northwest corner of Eddings (194-191); thene along the boundary of Eddings South 19 degrees 51 minutes 30 seconds West 510.72 feet to a metal post, said point being at the Southeast corner of the tract herein described; thence leaving the Eddings Boundary North 18 degrees 13 minutes 30 seconds West 275.02 feet to an old pipe at the POint where Anderson (232/336) adjoins Perry (192/845) and being the Southwest corner of the Tract herein described; thence along the Perry boundary North 3 degrees 00 minute 00 second, East 350.13 feet to the point of beginning, and containing 1.99 acres +/- according to a survey by Franklin D. Barnes TN R L S#1670 dated July 24, 1997.
