SUBSTITUTE TRUSTEE'S NOTICE OF SALE OF REAL ESTATE

Notice is hereby given that for default in payment of the debt secured by the Deed of Trust from Christopher Skillman Hayworth and wife, Kelly Ann Hayworth whose address is 428 Rotary Drive, Winchester, TN 37398, to Robert A. Goss, Trustee, recorded September 11, 2012 in Trust Deed Book 1067, page 80, Register's Office of Franklin County, Tennessee, and unto Jeremy B. Bell appointed substitute Trustee by instrument of record in Trust Deed Book 1268, page 30, Register's Office of Franklin County, Tennessee, the undersigned, as Substitute Trustee, at the request of Highland Rim Habitat for Humanity, Inc., the owner and holder of said debt and pursuant to the authority of the Deed of Trust, will sell at the front door of the Franklin County Courthouse located on Courthouse Square in Winchester, Tennessee, on November 28, 2018, at 10:00 a.m. local prevailing time to the highest bidder, for cash, and free from the equity of redemption, homestead, dower and all other exemptions of every kind, which are expressly waived by the terms of said deed of trust, the following property: Map/Parcel 075C-F-075B-020.00 and located in the First (1st) Civil District of Franklin County, TN:

Being Lot 6 of the Habitat Subdivision, as shown on survey of record in Plat Cabinet Envelope 570B, Register's Office of Franklin County, Tennessee, to which reference is made for a more complete and accurate description.

Lot 6 and 7 of the Habitat Subdivision were combined to create Lot 6. For reference, see plat named Partial Revision recorded in Envelope 81B, Register's Office of Franklin County, Tennessee.

This is improved property known as: 428 Rotary Way, Winchester, TN 37398

This sale will be subject to all unpaid taxes, along with any other applicable easements, restrictions, right-of-way for public utilities and otherwise along with all prior liens or mortgages, if any, and any rights of parties in possession. Said sale shall also be subject to any statutory rights of redemption of any governmental agency, state or federal, as well as any priority created by fixture filing; and subject to any matter that an accurate survey of the premises might disclose.

Other interested parties: Highland Rim Habitat for Humanity, Inc. by virtue of Deed of Trust of record in Trust Deed Book 1067, page 83, Register's Office of Franklin County, Tennessee.

If the highest bidder is unable to comply with the terms of the sale, I reserve the right to proceed to the next highest bidder able to comply or re-advertise, if I so choose. The terms and conditions of the sale are subject to any other announcements which may be made at the date of sale. The right is reserved to adjourn the day of the sale to another date certain, without further publication, upon announcement at the time set above.

Proceeds of the sale shall be applied as provided for by the terms of the Deed of Trust. Said Deed of Trust is made a part hereof as if copied verbatim.

This notice will be published in the Herald Chronicle three times on the following dates: November 6, 2018, November 13, 2018, and November 20, 2018.
