SUBSTITUTE TRUSTEE'S NOTICE OF SALE OF REAL ESTATE
Notice is hereby given that for default in payment of the debt secured by the Deed of Trust from Bryan C. Bunch and wife, Sarah Kenyon-Estey whose address is 109 Deerfield Road, Normandy, TN 37360, to Richard W. Gabriel, Coffee County, Tennessee, Trustee, dated March 20, 2012, and recorded in Trust Deed Book 133, page 20, Register's Office of Moore County, Tennessee, and unto Jeremy B. Bell appointed Substitute Trustee by instrument of record in Trust Deed Book 157, page 618, Register's Office of Moore County, Tennessee the undersigned, as Substitute Trustee, at the request of David Paul Estey and wife, Veronica Joanne Estey, the owner and holder of said debt and pursuant to the authority of the Deed of Trust, will sell at the front door of the Moore County Courthouse located on Courthouse Square in Lynchburg, Tennessee, on August 23, 2019, at 10:00 a.m. local prevailing time to the highest bidder, for cash, the following property: Map/Parcel 003-003.06 and located in the Tenth (10th) Civil District of Moore County, TN:
BEGINNING at an iron pin in the easterly margin of Motlow College road a Sullivan's southwest corner; thence, with said margin of said road as follows: South 03 30' West, 242.0 feet to an iron pin, South 09 40' West, 47.0 feet to an iron pin, South 28 25' West, 48.6 feet to an iron pin, and South 03 30' West, 142.47 feet to an iron pin; thence South 86 30' East, 733.76 feet to an iron pin in the westerly margin of a new 50 foot street; thence, with said margin of said new street, North 03 30' East, 127.27 feet to an iron pin at George Orr's southeast corner; thence with Orr's south line and continuing with Sullivan's south line, North 60 20' West, 789.12 feet to the point of beginning, and containing 5.0 acres, more or less. No Trailers or mobile homes shall be permitted on said land.
Being the same property conveyed to Bryan C. Bunch and wife, Sarah Kenyon-Estey by deed of record dated March 20, 2012, in Deed Book 72, page 49, Register's Office of Moore County, Tennessee.
This is improved property known as: 109 Deerfield Road, Normandy, TN 37360
This sale will be subject to all unpaid taxes, along with any other applicable easements, restrictions, right-of-way for public utilities and otherwise along with all prior liens or mortgages, if any and any rights of parties in possession. Said sale shall also be subject to any statutory rights of redemption of any governmental agency, state or federal, as well as any priority created by fixture filing; and subject to any matter that an accurate survey of the premises might disclose.
This is an attempt to collect a debt, and any information obtained will be used for that purpose. This communication comes from a debt collector.
If the highest bidder is unable to comply with the terms of the sale, I reserve the right to proceed to the next highest bidder able to comply or re-advertise, if I so choose. The terms and conditions of the sale are subject to any other announcements which may be made at the date of sale. The right is reserved to adjourn the day of the sale to another date certain, without further publication, upon announcement at the time set above.
Proceeds of the sale shall be applied as provided for by the terms of the Deed of Trust. Said Deed of Trust is made a part hereof as if copied verbatim.
This notice will be published in The Moore County News three times on the following dates: August 1, 2019, August 8, 2019, and August 15, 2019.
