WHEREAS, JUSTIN ANDERSON, executed a certain trust conveyance to L. Thomas Austin, Trustee, on the 1st day of October, 2015, to secure the

payment of a certain note to Citizens Tri-County Bank of like date, said trust conveyance being of record in Record Book 1069, Page 180, et seq., Register's Office of Grundy County, Tennessee, to which

reference is made for full contents thereof; and which was modified in Book 1087, page 439, Register's Office of Grundy County, Tennessee;

and WHEREAS, said trust conveyance (deed of trust) provides for the sale of the property hereinafter described in the event of default in payment of the indebtedness secured; and WHEREAS, default has been made in the payment of the indebtedness secured by said trust conveyances.

Now therefore, by virtue of the authority vested in me as trustee, I will on Tuesday the 27th day of November, 2018, at 10:00 o'clock a.m.. (C.S.T.), at the front door of the courthouse in Grundy County, Tennessee, offer for sale and sell to the highest and best bidder for cash, and in bar of the equity of redemption, the following described tract of land:

The following described real estate situated in the Fifth Civil District of Grundy County, Tennessee, and more particularly described as follows, to wit:

LOCATED approximately 2 miles North of Tracy City, TN, lying along and to the North of the County Road leading from Highway #56 to Nigger Hill.

BEGINNING at an iron pin in the North edge of Nigger Hill Road right of way, said pin being the Southwest corner of the present Bill Byers' home place; thence with the North boundary of Nigger Hill Road right of way South 89 deg. 30 min. West 130.00 feet to an iron pin; thence leaving said road North 04 deg. 00 min. East 206.40 feet to an iron pin in a South boundary of Church (now Dr. Charles Littell); thence with said line North 82 deg. 15 min. East 132.29 feet to an iron pin, being the Northwest corner of the aforementioned Bill Byers' home place; thence with his West boundary South 04 deg. 00 min. West 223.17 feet to the point of beginning, containing 0.64 acre, more or less from survey by John E. Kunz, RLS #913, dated 4/12/79.

If the highest bidder cannot pay the bid within the time period established by the Citizens Tri-County Bank following the sale, then Trustee will accept the next highest bidder, at their highest bid, which will then be deemed the successful bidder. This sale is an attempt to collect a debt and any information obtained will be used for that purpose. Said sale is subject to any and all unpaid taxes, and any other

claims, liens, leases, easements, setback lines, restrictions or

encumbrances contained in any instrument in the chain of title thereto which would be superior to the Deed of Trust set forth herein.
